Construction Plan Review

The Building Safety Division in the City of Yuma Department of Community Development has plans examiners assigned to review and approve construction plans for all proposed projects both residential and commercial in the City of Yuma. Two complete sets of plans must be submitted for approval. Residential plans must include;

  • site plan or plot plan
  • floor plan
  • foundation plan
  • roof/floor framing plans
  • typical wall section
  • building elevations
  • truss plans and calculations
  • plumbing, mechanical, and electrical plans

Commercial plans must include;

  • complete civil plans
  • storm water plans
  • landscaping plans
  • architectural plans
  • structural plans
  • mechanical plans
  • plumbing plans
  • electrical plans
  • fire sprinkler plans
  • along with supporting specifications, calculations, reports, and other requirements based on the nature of the project.

The cost for construction plan review is a fee equal to 65% of the building permit fee (for the first review and one resubmittal, and hourly charges for subsequent reviews) and is due when plans are submitted. The normal construction plan review times range from 5 work days (for small residential projects) to 30 work days (for new commercial projects), depending on the type of project. Once a complete set of plans is approved, contractor documentation received, and appropriate permit fees are paid, a building permit will be issued for the project.
